When looking for land for sale in Thailand, you should first be clear about what type of property you are actually interested in. You may look at investing in a holiday home, villa, town home, commercial property etc depending on how you are planning to utilize the property. Thailand has lately become a hot real estate investment destination mainly because the real estate prices are still lot lower than any European or American destination. Secondly, Suvarnabhumi-Bangkok International Airport has made international air travel to Thailand more conducive than before. Thirdly, it has an impressive rental potential thanks to the huge tourist turnover every year.
For any foreigner who is looking for buying land in Thailand he may do so by either of the two options: leasehold or freehold. Foreigners are generally comfortable by investing in condominiums, i.e. out of the total condo units in any building where you are looking to invest, foreigners may own 49% and Thais own 51%. Condominiums come under the category of a freehold property and with proper assistance from a professional lawyer it is possible to own the land completely too.
While buying a condominium it is advisable to check the following as safety measures:
• Title check to ensure that you are buying legal land from a legal owner.
• Have your lawyer draw up a purchase contract.
• Negotiate the payment of the transfer fee and decide the amount that would be paid by you and the amount that would be paid by the seller at the time of sale.
For a leasehold property, a 30 year lease would be mandatory on the home you wish to lease and a renewal would be required after the aforesaid period. Alternatively, you may also hold a 30 year lease on a plot of land and construct a house on it and rent it out. In such cases the ownership of the house stays yours and the land continues to be leased. Later if you wish to sell the house you may do so too. If your buyer is a citizen of Thailand you get to sell the land along with the house. If not then the lease on the land continues and the house owner changes.

If you are planning to travel to Thailand you may be excited to see all the cultural and religious art that seems to be everywhere you turn. The Wat Phra Borommahathat Doi Suthep is one of those places you just have to see to believe. It was built in 1383 by King Gue-Na on a plateau. The view is out of this world and shows you Thailand’s northern capital Chiang Mai. The temple contains a pagoda that holds part of the holy relics of the Lord Buddha. Buddhists from all over the globe flock here to pay worship to the holy temple.
The Monkeys Temple in Lopburi, called San Phra Kan, is a shrine lying with two sections. The older section dates back to the Khmer period while the new section is a building made in 1951. The new section has a four armed deity figure with a Buddha’s head, which is a project of worship. Actual monkeys are on and in the temple, and are a favorite of tourists. The monkeys are tame and eat the food offerings left by the worshipers.
The Wat Chao Phraya Thai is just a few minutes outside of Ayutthaya, and another great sight to see. King U-Thong built it in 1357 for meditation. There is a massive pagoda, which was constructed in 1792 that can be seen very far away. Unfortunately the pagoda is in a ruinous state at the present, but it’s still a great place to visit.
Phanom Rung Historical Park in Buriram is the place to go to see some interesting 12th century stone art. There is a great stone hall of the castle you should not miss. There are also many lintels and pediments depicting episodes from Indian texts such as the Ramayana, the Mahabharata and the Puranas. Thailand has a lot to offer, especially when considering the areas massive collection of ancient and religious art. From architecture to sculptures, it is a sight to behold.

Thailand has one of the most beautiful beaches on the planet. For those that have traveled there they know that the beauty of this untouched place makes for some of the best vacations in the world. This is coupled with the vast amount of historical culture that abounds the countryside and there is never a shortage of things to do in this country. Because much of this land is untouched by development you will find that relaxation and peaceful living is more than possible. Khao Lak is a wonderful Thailand beach. Just a short drive from the airport, this paradise offers a remote vacation area like no other. The water remains warm in the November through December months and the fishing and scuba diving is out of this world.
Phuket Thailand Beach is another great spot. Enjoy this resort November through March. There is more than enough to do. The scuba diving is top notch in this area and you will also find some of the warmest most clear water in the world. There are several nearby attractions to keep one busy for quite a few days.
Phi Phi Don Thailand beach is quite the turn around. Once a remote and nearly unknown place, this Thailand beach came to life when Hollywood came in and filmed a movie here. It is now considered to be one of the most popular beaches in the entire country and is frequented by many big names. This is a site that you will not want to miss, as the views are breathtaking and the water warm and inviting.
West Railiy Thailand beach is one of the undiscovered diamonds in the rough. There is very little that is expensive here and one can stay at the “resort” for over a week and barely tap the budget. The sands are milky white and the water clear. Scuba diving is very popular here as well as the fishing. This location is only accessible by long tail boat so plan for a bit of a long ride.
The beaches of Thailand are among the more exotic in the world. Visitors and locals agree that these beaches have something unique, which is different from others and leave nothing to be desired.
